Last month, we took a look at the impacts and benefits of hangars and associated developments at airports around the state, particularly in metro Phoenix, and also put out a project article on expansion plans at Falcon Field in Mesa. (AZBEX April 2, April 9)
A new proposal submitted April 25 in Scottsdale shows how this specialty development sector continues to expand. The developer wants to build Skyport at Redfield Hangars, a two-building condominium aviation facility with four hangars and office space at 7600 E. Redfield Road on nearly 3.7 acres in the Scottsdale Airpark.
The location is currently zoned for industrial park development. The developer has requested approvals for a site plan, landscape plan and building elevations.
The submittal documents identify the Owner/Developer as Brian Regehr. Regehr is founder, president and CEO of WestStone Group. According to the company website, WestStone has built 11 apartment/condo/Build-to-Rent projects in Arizona totaling 1,529 units since 2004.
According to the narrative submitted by project architect Ware Malcomb, “The Skyport Hangar Complex, a visionary project, aspires to set new standards in aviation architecture, intertwining functionality with a cutting-edge design philosophy. The goal is to create not just hangar spaces but an emblematic airpark that reflects a seamless fusion of aviation heritage, modern aesthetics, and sustainable practices. The overarching concept revolves around a harmonious blend of form and function and uses materials and a color palette that blend well with the surrounding context and the Sonoran Desert.

The first building will house Hangar 1, made up of a 13KSF hangar and a 4.9KSF office area. The second building will include hangars 2, 3, and 4. Hangar 2 will have an 11.3KSF hangar and 4.3KSF of office; Hangar 3 will have a 10.4KSF hangar and 3.75KSF of office, and Hangar 4 will have a 10.7KSF hangar and 4KSF of office. All four office areas will be two-story, and the overall building heights are planned at 44 feet.
The project is planned for access drives from both Redfield Road and 76th Place, with the east drive providing access to Building 2. A total of 48 parking spaces will be provided for office workers and visitors. Pedestrian access will also be available from both streets and will connect to the existing sidewalk.
One relatively unique feature of the planned development is the inclusion of an underground on-site fuel system for its aircraft. The development team is working with Complete Aviation Fuel Systems to design the fueling facility.
The City of Scottsdale has not yet scheduled any public meetings or hearings to discuss the proposal.
