While there has been no shortage of mega-sized industrial projects reported on around Phoenix, three small-to-medium developments have recently garnered attention.
12th Street & Elwood Industrial
As AZBEX was the first to report earlier this month, Trammell Crow Company is seeking a rezoning and General Plan amendment for a three-building, 366.2KSF industrial development on slightly more than 28 acres at 12th and Elwood streets. (AZBEX, Aug. 18)
The plan consists of three buildings of 143.4KSF, 147.3KSF and 75.6KSF with 34, 32 and 20 interior-facing loading docks, respectively.
The South Mountain Village Planning Committee recommended denying the request in its Aug. 8 meeting, but Phoenix planning staff has recommended its approval. A local news article cites zoning attorney Jason Morris of Withey Morris Baugh as saying the timeline for a rezoning vote is currently being worked out.
The design firm is DLR Group.
Baker I-17 & Louise
The same article offers details on two other proposed projects, both in north Phoenix. The first, known as Baker I-17 & Louise and also as Rockwell Baker Industrial Center, proposes a 69.6KSF building for warehouse, manufacturing or office uses at 26th Avenue and Louise Drive.
The project is owned by Baker Development Corp., with Deutsch Architecture Group serving as the design firm. Berry Riddell LLC is the law firm representing the project.
The developer has requested a rezoning to allow the project to move forward. The Phoenix Planning Commission recommended approval for the request on Aug. 3.
Alameda Industrial
The third project in the roundup is known as Alameda Industrial, a two-building proposal from Hawkeye Development that would put a 72.2KSF building on 5.17 acres near the SEC of 19th Avenue and Park View Lane.
The rezoning request for the project was set to go before the Phoenix Planning Commission on Aug. 3, but the matter was continued to the Sept. 7 meeting.
The project architect is SCA Design.
