In its Jan. 15 meeting, Phoenix City Council approved a rezoning request that had accompanied a minor General Plan amendment request from The NRP Group that would allow the developer to build a 288-unit multifamily development on 10.75 acres at the SWC of 69th Avenue and Thomas Road.
The Maryvale Village Planning Committee recommended approval for the request on an 11-0 vote in its Nov. 13 meeting. The Phoenix Planning Commission voted 8-0 to recommend approval when they met on Dec. 5.
According to a local news report, the Planning Commission and City staff made additional changes to the stipulations associated with the rezoning request.
The developer will now update the zoning stipulations on the site plan, determine what development standards will be used, and provide a traffic impact analysis and summary of street design elements, the article says.
There will not be another site plan meeting. The preliminary approval for the Desert Sky project will go into effect when the required documentation and fee payments are submitted.
The primary land use in the immediate area is single-family residential. The property had been largely zoned single-family, except for two acres that were zoned for ranch/farm residence. After the rezoning, the property is zoned for multifamily, with a density of 15 or more units/acre under the General Plan amendment.
The developer is The NRP Group. The conceptual site plan was prepared by artis. Project renderings and elevations are by EDI International. Withey Morris Baugh, PLC is the project representative.
