    $200M GrandeVita Campus Gets Mesa OK

    Plans to develop the $200M GrandeVita, a BioCity Enterprise, project in Mesa have advanced. On December 10, the City of Mesa moved forward a plan for the 20-acre, multi-use, campus-style community at Crismon Road and Hampton Avenue. (AZBEX, Oct. 19)

    Mesa planners previously approved a zoning request for the development in October. The site was approved to be rezoned from Light Industrial to Limited Commercial. According to the proposal, the unique and wide-ranging uses of the property also required the developer to request a Planned Area Development overlay, a Council Use Permit and two special use permits.

    The multi-use medical and senior living campus at Crismon and Hampton will create an estimated 326 jobs, many of which will be high-paying medical positions.

    This project by Khangura Development will allow seniors to “age in place” in a high tech and innovative environment. A 127 room Residence Inn by Marriott, currently under construction, is the first project in the development.

    A Brycon company representative informed AZBEX on Dec. 13 that they are the general contractor for the development, and design services are through Kevin B. Howard Architects.

    GrandeVita’s concept and design has been developed to create a unique campus atmosphere with a resort feel. The campus is nearly 700KSF of independent and assisted living, hotel rooms, multiple dining options, medical offices, a luxury tower and luxury condos, nursing school and rehab clinic spread out over 20 acres.

    “There is substantial demand for a high-end, assisted living community like GrandeVita,” says Kelly Copeland, COO of BioCity Enterprises. “Khangura Development and BioCity Enterprises are excited to build a property that will revolutionize the current model for this kind of facility. It will be unrivaled when it’s completed,” continued Copeland.

    Mesa Mayor John Giles emphasized GrandeVita’s positive impact on the city. “GrandeVita is an excellent addition to southeast Mesa,” Mayor John Giles said. “Their innovative approach to building a senior community with integrated healthcare, recreation and resort living will change the way we think about aging.”

    As of March 2018, approximately 15.9 percent of Arizona’s population is more than 65 years old, according to worldatlas.com. While Arizona is also among the top 10 most senior-friendly states, based on a list published by Senior Advice, the developer notes there is “substantial demand” for a project like GrandeVita, which will respond to “ever-evolving healthcare needs rather than relocating residents based on the level of care needed.”

    BioCity plans to incorporate a high-end resort-style design into GrandeVita, complete with reflecting pools, pergolas, fountains, and green roofs. To increase pedestrian mobility, the development will include winding pedestrian walkways and bridges. The integrated independent living facility will provide residents with unique housing opportunities, skilled services, and recreational activities. Mountain Vista Medical Center is located to the north.
