A Design Review Board Narrative was submitted to the City of Scottsdale for the development of Marvelle Arcadia, a new minimal residential healthcare facility at the NWC of east Thomas Road and north 61st Place.
Berry Riddell LLC, on behalf of developer, Alliance Residential is requesting approval of a site plan, landscape plan and building elevations for the 160-unit senior living facility on approximately 5.78+ gross acres at 6080 E. Thomas Road.
The developer wishes to keep the current site zoning of C-1, which allows for residential healthcare facilities.
The three-story building will be situated within the center of the site and will have a maximum height of 36 feet plus mechanical. The sloped roofs are compatible with the surrounding residential neighborhood, yet with a flatter concrete profile, and the primary corners are stepped in order to help transition from two- to three-story.
A combination of surface parking, covered parking and garages will be available along the north, east and west as well as in a centrally located space in the core.
According to the submittal, the project’s amenities include a pool and spa, outdoor and indoor kitchen, great room, business center, salon/spa and wellness/fitness facility.
“A variety of active and passive recreational opportunities are provided to accommodate residents, primarily in the form of walking paths, courtyards and access and established sidewalk system connecting to the nearby Crosscut Canal to the east,” the submittal states. “Inner courtyards provided a shaded refuge for residents and are easily accessible to all rooms. These outdoor spaces will be programed with a wide range of recreational activities including, but not limited to a pool/spa, dog park, fitness lawn, game lawn, pickle ball court, bocce ball court, shaded cabanas, outdoor kitchen and outdoor furniture.”
The site design will consist of walkways, low water-use and abundant native landscaping on all sides and centrally positioned amenities to maximize setbacks.
“The arrangement of the site is specifically designed for the benefit of residents and their mobility needs, but also promotes a synergistic land use pattern with the adjacent uses.”
Currently, no meetings have been scheduled with the City of Scottsdale.
