    156-unit SFR Project Proposed for San Tan Valley

    Developer, El Dorado Holdings, Inc. is looking to bring their single-family for rent design to Pinal County at the NEC of Schnepf Road and Toscana Loop Road in San Tan Valley.

    Plans were submitted to Pinal County with a request for a Non-Major Comprehensive Plan Amendment to re-designate the approximately 16.78-acre site from Suburban Neighborhood to Community Center to allow for a higher density development. A request was also made to rezone the property from Single Residence to Multiple Residential.

    The project, known as REV @ Bella Vista Farms, will have a more single-family residential look with a single-story, semi-detached construction, and will consist of approximately 156 units comprised of a mix of one-, two- and three-bedroom configurations. Residences will range from about 800 square feet to 1.5KSF.

    “Differing from traditional multifamily projects that are typically large two- and three-story structures, these much smaller buildings are situated in various pod combinations of four to nine units,” according to the project documents. “All of the units in a pod front onto a shared landscaped courtyard area which connects the units to the parking lot, open space areas, and the central amenity area.”

    The project has a heavy emphasis on open space between private backyards, courtyard space and community open space. The amenity list includes a 4KSF clubhouse, fitness center, outdoor BBQ kitchen, pool and spa with ramada seating area, bocce ball court, horseshoe pit, dog park, and cornhole area.

    Entrance to the site will be from Schnepf Road, which will include a landscaped median and automatic gates. A secondary access point will be from the north, which will connect to another planned single-family residential development. Sidewalks connect every unit to the open spaces, clubhouse and parking area.

    Both requests for the project were heard and approved at the Pinal County Planning and Zoning Commission meeting on March 18th. The project has not yet gone to the Board of Supervisors for approval.

    El Dorado Holdings has several single-family for rent communities throughout Arizona in development. The REV @ Porter by El Dorado in Maricopa and REV @ Ballpark Village by El Dorado in Avondale-Goodyear are both currently in the design stage, and REV @ Spur Cross by El Dorado in Queen Creek is currently under construction and is anticipated to be complete in 2022.
