    $150M Project to “Enhance” SDLE Triangle Bldg

    Developer, PEG Companies is looking to preserve the historic Ralph “Haver Triangle Building” in Scottsdale while enhancing it with the development of a new $150M mixed-use project around it called The Triangle. 
    The Haver Triangle Building was designed in 1962 by architect Ralph Haver, AIA, who, “was one of the most influential and creative Arizona architects of the second half of the 20th century,” the project documents explain. 
    PEG Companies is requesting to rezone the +/- 3.1-acre property at 7110 E. Indian School Road from Central Business Downtown Overlay district to Downtown/Downtown Multiple Use Type-2 Planned Block Development Downtown Overlay district. The site also houses a Howard Johnson, and The Venue. 
    The approximately $150M mixed-use development will consist of +/- 230 luxury multifamily residential units as well as a 168-room boutique hotel with restaurant. The multifamily portion will include a mix of studio, one-, two- and three-bedroom units with underground parking. A request to increase the building height from 66 feet to 96 feet has also been included with the rezone request. 
    The buildings’ design will celebrate Ralph Haver’s architectural influence and utilize masonry, cast-in-place concrete and stucco. Elements include a stepped building form, cantilevered balconies, folded-plate roof canopies and a Sonoran Desert inspired color palette. 
    Amenities for the residential portion of The Triangle include a clubhouse with a “demonstration kitchen”, fitness/yoga studio, community garden, oasis courtyard, patios and balconies, pool, pet washing station, and landscaped terraces. Amenities for the hotel portion include a restaurant with outside dining patio and rooftop fitness/pool areas. 
    A total of 471 parking spaces will be provided for the development including 312 for the residential portion, 134 for the hotel, 11 for the restaurant and 10 strictly for visitors. Forty-seven bicycle parking spaces will also be included. 
    As for preserving the actual Haver Triangle Building, the project document notes that PEG is considering a rotating exhibition of Ralph Haver’s architecture within the building. 
    “Haver Triangle Building will become a key centerpiece in the infill mixed-use development of apartments and a boutique hotel; and its midcentury modern spirit and aesthetic will influence the total development,” the document states. “The intention is to provide an appropriate setting for this historic piece by retaining the parking open space fronting on Indian School Road and creating a spatial distance from the new structures. New buildings will step away from the historic building envelope and give it room to breathe as it surely deserves.” 
    There are currently no meetings scheduled with the City of Scottsdale’s Design Review Board, Planning Commission or City Council.
