    110-acre Mixed-Use Employ. Hub Proposed for Tucson

    Approximately 110 acres of land in Tucson, just west of Interstate 10 between Prince Road and Miracle Mile, may become a progressive, mixed-use interstate commerce campus.

    A request to rezone the property from R-1, O-3 and C-2 to Planned Area Development Zoning was recently submitted to the City of Tucson by The Planning Center, on behalf of the property owner Gary Brav and the Arizona Board of Regents. The current PAD consists of vacant land, a storage yard for construction materials and agricultural and educational facilities associated with the University of Arizona.

    Known as the PRINCE 10 Planned Area Development, or PRINCE 10 PAD, the area features nine development areas with the potential to allow, “high-tech industry and 10-12-story office buildings,” according to the project documents. The nine blocks range between one to 32 acres in size and will accommodate light industrial uses, technology firms, corporate offices and more.

    “The project is envisioned as a future employment hub to attract site selectors seeking shovel-ready land north of downtown and close to the interstate.” The project’s developer, BFL Ventures, plans to add supporting uses like hospitality, restaurants, other commercial uses and multifamily housing.

    The project will include building heights of up to 10-12 stories and will comprise a high-quality, contemporary architecture with a high-tech aesthetic. “Concrete, glass, stone, and steel are configured in a sleek, modern design, compatible with the desert climate,” the documents state.

    Outdoor gathering plazas with canopies and native, desert adaptive plants will also be provided throughout the development to provide shading for pedestrians and public art installations will border the west side of the PAD to help make the development more inviting.

    There are several pedestrian and vehicular accessways into the site. According to the documents, PRINCE 10 is located near the “Chuck Huckelberry Loop shared-use path along the Santa Cruz River, features direct freeway access via two interchanges at Prince Road and Miracle Mile.”

    Site improvements including grading, drainage and utility improvements are currently underway to create a shovel-ready site, and archaeological surveying is ongoing on block eight while surveying for the northern portion has already been completed.

    The rezoning request is anticipated to be heard at the City of Tucson’s Zoning Examiner meeting on August 12th.
