Groundbreakings

1. Core Spaces and Wexford Developments have begun construction on The Hub on Campus Tempe, a 30-story mixed-use tower at Myrtle Avenue and Seventh Street. The 1.5-acre development will include 818 residential units and ground-floor retail space. The project incorporates preservation of the historic Harry Walker House and the First Congregational Church, both of which will be repurposed for food and beverage uses. Completion is expected in fall 2028.
2. RED Development and Clayco will break ground Oct. 28 on Life Time Living at PV, an 11-story residential project at 12900 N. Tatum Blvd. in Phoenix. The development will deliver 327 units and approximately 650KSF as part of the Paradise Valley Mall redevelopment.
3. FlightSafety International has broken ground on a 100KSF Learning Center in Mesa.
4. Irgens broke ground on Cielo Vista Medical Commons, a two-phase, 80KSF medical office development at 26425 N. Lake Pleasant Pkwy. in Peoria. The 6.6-acre project will include the single-story, 30.2KSF Lake Building, scheduled to finish in June 2026, and the two-story, 50KSF Summit Building. RSG Builders is the general contractor; Upward Architects is the design firm, and Cushman & Wakefield is marketing the property for lease.
5. Construction has begun on Eastmarket at Eastmark, a 6.6-acre shopping center near Ray and Ellsworth roads in Mesa. Common Bond Development Group is the developer, and a 23.2KSF Sprouts Farmers Market will anchor the center. The project will total roughly 45KSF of restaurant and retail space. Common Bond purchased the site for $3.8M on Oct. 7. Construction is scheduled to be completed in August 2026, and Sprouts is expected to open in Q4 2026.
6. Construction is underway on the Falcon 12 Aviation Center at the NWC of McKellips and Falcon Drive in Mesa. The project includes 14 executive hangars and is planned for summer 2026 completion.
7. The Arizona Department of Transportation will begin a $10.4M pavement improvement project on a 10-mile segment of US 60 between Wickenburg and Morristown. The project will remove and replace the existing pavement, install new pavement markings and make related upgrades. Work began Oct. 20 and is expected to be completed by mid-2026.
Progress Reports
8. Reconstruction of Gilbert’s North Water Treatment Plant has reached the halfway mark. The $692M project, located near Higley and Guadalupe roads, began in spring 2022 and is being built by Sundt Construction and PCL Construction. When complete, the 21-acre facility will supply more than 70% of the Town’s available water. Completion is expected in late 2028.
Completions

9. Ryan Companies US Inc. and Principal Asset Management have completed Queens Crossing at Chandler Airpark, a three-building business park totaling 432KSF at the NWC of Queen Creek and McQueen Roads in Chandler. The project includes speculative office suites. JLL is handling marketing and leasing.
10. Toll Brothers has opened Toll Brothers at Storyrock, a residential community at 12835 E. Black Rock Road in north Scottsdale. The project is the final phase of the 462-acre Storyrock master plan developed by Storyrock Development Company. The $24.7M, 100-acre community includes 81 homes ranging from 3.7KSF to more than 5KSF, priced from $2M.
11. Banner Health has completed construction of its Banner Health Center at GSQ in Goodyear. The three-story, 65KSF medical facility at 1800 N. Civic Square will open to patients Oct. 22. The project was developed and built by Ryan Companies US Inc. in partnership with Globe Corporation.
12. GCON has completed construction of the West-MEC Career Academy at Agua Fria High School in Avondale. The 31KSF campus spans four buildings on five acres at 530 E. Riley Dr. SPS+Architects served as the design firm. The project was completed on a fast-tracked, six-month schedule to open for the fall 2025 school year.
13. Primak Construction Group has completed two new support buildings at South32 Hermosa near Patagonia. The 1.3-acre development includes a 6.6KSF administrative building and a 4.2KSF auxiliary building. The design-build project was completed in five months and delivered in September.
14. The Boulders Resort & Spa Scottsdale has reopened its North Course following a five-month renovation project. The work aligns the course with updates previously completed on the resort’s South Course.
