Groundbreakings
1. Dominium broke ground on two projects totaling 605 units in Glendale. The first is Juniper Square, a 221-unit senior apartment complex. The second is 67 Flats, a 384-unit traditional apartment community. The projects are expected to cost $250M, including land and other costs, and be completed by early 2026.
2. Save the Family Foundation of Arizona announced the groundbreaking for Phoenix Scholar House, a 56-unit affordable housing community. Construction is expected to start in spring 2024 and, once completed, will house low-income single mothers with children.
3. Lev Libeskind announced the groundbreaking for Rainbow Road, a 36-unit apartment complex in Phoenix. The complex was inspired by Mario Kart and uses the game’s color palette.
4. Phase III of the Downtown Streetscape Project began construction in Kingman. The first phase began back in July 2023 and the City of Kingman is expecting construction of Phase III to complete in May 2024.
5. Construction began on two additions to Copper Sky Park in Maricopa. The project will add a new pier to accent the lake and a climate-controlled patio on the east side of the recreation facility. Construction is expected to be completed in a month.
Progress Reports
6. Mack Real Estate Group has announced the next phase of its 3MSF industrial park in Deer Valley. The first phase comprised a total of 917KSF across seven buildings and the new phase is expected to total 400KSF across three buildings. The project team includes Graycor Construction Co. as the general contractor and Deutsch Architecture Group as the architect. Stream Realty Partners is the listing broker.
7. Shannon Hersker, Brandon Harrington and Tyler Woodard of Northmarq secured $77.5M in construction financing for two Build-to-Rent communities. The Artesian, a 187-unit single-story community in Goodyear is the first and will offer one-, two- and three-bedroom units. The Residences at Apache Trail, a 201-unit single-story community in Apache Junction, is the second, also offering one-, two- and three-bedroom units.
8. The Maricopa County Board of Supervisors unanimously allocated $2M to the development of an affordable housing community for seniors in Goodyear. The new community, Suncrest Vista, a 261-unit apartment complex for seniors, is expected to be completed in fall 2025. There will be 10 units reserved for low-income residents.
9. Gensler and Sundt Construction announced the topping off of La Posada at Pusch Ridge, a 169-unit senior and independent living community, in Oro Valley. Construction is expected to be completed in early 2025.
Completions
10. McShane Construction Co. completed The Livano Deer Valley, a 242-unit apartment complex, in Phoenix. Jomax Residences is the owner and Humphreys & Partners Architects was the designer.
11. The 148-room Home2 Suites by Hilton Phoenix Downtown has opened. The hotel used the historic Fuller Paint Company building for the reception area, lobby, meeting space and bar while building an adjacent six-story tower for the remainder of the hotel. Anish Hotels Group and Home2 Suites by Hilton are the owners and managers.
12. The Center Court Pickleball Club held a “Founding Members Event” in anticipation of the planned opening this spring of its 10-court, 30KSF venue in Spectrum Town Center in Gilbert.
