Awards & Accolades
1. The National Association of Home Builders held the National Sales and Marketing Awards gala in Las Vegas. Two of the awards were given to Arizona companies. Revel Scottsdale received the Best Apartment or Independent Living Community for 55+ Buyer award and Encanterra Vertical Triplex received Best Attached Home for 55+ Buyer award.
Groundbreakings
2. Aptitude Development broke ground on The Marshall Tempe, a 485-bed student housing project in Tempe. The facility is expected to welcome students in fall 2026. BKV Associates (Architectural) and CHA Consulting (Engineering) were the designers.
3. Performance Capital Partners, LLC broke ground on a Marriott TownePlace Suites/Fairfield Inn & Suites hotel in Surprise. Estimated completion is April 2025.
4. WM of Arizona broke ground on its $19M, 21.2-acre WM Casa Grande Hauling & Transfer Station. The facilities will include a 21KSF transfer station that is expected to be completed in December 2024 and an 8KSF hauling facility that will finish in Q1 of 2025.
5. Builders Guild, Inc. began renovation of the ADOT office building’s 30KSF 3rd Floor in Phoenix following grey shell demolition. Completion is expected in mid-July 2024.
Progress Reports
6. Taiwan Semiconductor Manufacturing Co. announced the “Topping Off” of its second chip fabrication facility and auxiliary buildings in Phoenix. Production is expected to begin in the first half of 2025 while the second facility was pushed to 2027-28 with the schedule depending on customer demand and U.S. government incentives.
7. Five Star Development announced that the $2B Ritz-Carlton resort hotel in Paradise Valley is on track to complete this year. Solvere Group handles sales and marketing.
8. The Arizona Department of Transportation announced that the Ina to Ruthrauff widening project has reached 40% completion. The project is expected to complete in late 2025.
9. Gila County announced that the Tonto Creek Bridge project has been pushed from March to June for expected completion. The delay was caused by a wet winter and additional environmental mitigation measures.
10. Baker Development began the final phase of demolition of the 72-acre former Motorola Site in Phoenix.
Completions
11. Ryan Cos. US Inc. completed the second phase of Friendship Village Tempe. The second phase includes 64-unit apartments, four guest suites and 69 underground parking spaces. Phase III is scheduled to begin Q2 2025. Ryan A+E Inc. is the architect for the first and second phases. LCS Development is the project lead.
12. Andretti Indoor Karting & Games has opened in Chandler. The 95KSF facility will offer multi-level entertainment options for customers.
13. Graycor completed the 57KSF expansion of Rinchem’s Chandler campus. With the expansion, the facility now has more than 127KSF of space.
