    Surprise Oks 320-acre Rezone

    After including a “peace of mind” stipulation that a part of Trilby Wash will be designated as a wildlife corridor and protected from development, Surprise City Council recently approved multiple rezonings for a 320-acre property on the City’s far west end.

    There are no immediate plans to develop the site, which lies between Deer Valley and Pinnacle Peak roads and between 227th and 231st avenues.

    Some Council members said they felt the stipulation was redundant, since the design standards in place for the site already include buffer requirements next to environmentally sensitive areas like Trilby Wash.

    Representatives of RVi Planning + Landscape Architecture said the area was already protected and that an environmental inventory plan and report would be required when a site plan was filed. They added the land was shown as open space in their plans already submitted.

    With the rezoning in place now, a new request will not be necessary if and when the site moves forward for development. Having gained approval with the stipulation, 257 acres of the site will now be low-density residential, with 51 acres set for high-density residential and 14 acres at the NWC of Deer Valley and 227th Avenue zoned commercial.

    If the site is fully built out, there will be a maximum of 1,743 residential units. (Source)
