AIA Phoenix Metro partnered with the City of Phoenix to create a competition focused on schematic designs for Accessory Dwelling Units. The open competition was supported by a national AIA College of Fellows Component Grant and drew entries from several states. Entries were required to focus on ADUs of no more than 1KSF. Minimum components included a kitchen, bathroom, sleeping area and separate access. Units could be attached to or detached from the primary residence. Winners were announced Dec. 3. A set of projects in south Phoenix that have been years in the making are expected to move forward with the approval of a new development agreement. The Phoenix City Council approved a development agreement with Krause Interior Architecture, Inc. for a new Resource Innovation Campus near Lower Buckeye Road and 27th Avenue. Undertaking the project as part of the C40 Cities Reinventing Cities Initiative, Krause will develop a 90KSF facility to convert waste into new resources. By GO Industrial GO Industrial has successfully acquired a 9.4-acre infill parcel in the airport market. The acquisition was made in partnership with Clarion Partners. Located at 3050 S. 35th St., along University Drive, the parcel sits on the southern border of Phoenix Sky Harbor International Airport. Ross Brown Partners facilitated the transaction, representing both the seller and the buyer. GO Industrial plans to begin demolition of the existing single-story office/light industrial building on the site by the end of Q1 2025. Groundbreakings 1. Invenergy broke ground on its Hashknife Solar Energy Center in Joseph City. Developers stated the project is to provide up to 450 construction jobs. Construction is expected to last for 18-24 months. The target operational date is 2027, and the project will have a lifespan of 20 years. Arizona’s seasonally adjusted unemployment rate rose to 3.7%, according to the latest report published by the Arizona Office of Economic Opportunity. The October rate was 3.6%. The national unemployment rate rose to 4.2%, up from 4.1%. Last November, Arizona had a seasonally adjusted rate of 4.2%. The national rate was 3.7%. With the successful launch of the newly opened Desert Diamond Casino White Tanks at San Lucy near Northern Avenue and Loop 303, the Tohono O’odham Nation is now looking to expand amenities and services there and also at its Desert Diamond West Valley location. The tribe plans to add a 19-story hotel with 450 rooms and 30KSF of meeting space at Desert Diamond West Valley near Loop 101 in Glendale. The Winslow City Council has approved preliminary planned area development rezoning and a development agreement with project owner Atlas Global Development for the 1,479-acre Winslow Commerce and Industrial Park. The PAD divides the property into a northern commerce park area with a light industrial focus and a heavy industrial area to the south. As part of Winslow’s sale of 1,200 acres to Atlas Global for the project, data centers were negotiated as a prohibited use because of their low employment value.
