Banner Health is requesting a rezoning for the site of its 48-acre planned north Scottsdale medical campus at 18400 N. Hayden Road. Banner’s $400M plan includes an acute care hospital, cancer center and medical office building. To that end, the healthcare provider is requesting a zoning change from Planned Community Development to Special Campus District. Company representatives said they are in the process of purchasing the site and that the facility will create approximately 2,500 jobs when it opens in 2026. Scottsdale officials say no hearing dates have been set for the rezoning request. (Source)
A plan for a boutique hotel on Whiskey Row that faced significant opposition last year has been redesigned and resubmitted to the Prescott Preservation Commission for consideration. Owner/developer Jim Griset chose not to proceed to a vote last March with his plan for the Prescott Plaza Hotel in the face of opposition from the community and members of the Commission. The original proposal called for a six-story, 66-foot-tall building. More than 200 people attended a Commission meeting to express their concerns, some of which were echoed by members. The City of Phoenix plans to issue a Request for Proposals in the fall to create a mixed-income housing development on 3.2 City-owned acres near Central and Columbus Avenues. The plan is part of the City’s goal to create or preserve 50,000 housing units by 2030. The site is one of approximately 20 City-owned parcels that have been identified as suitable for affordable housing. The site is located near light rail, and Phoenix housing officials have spent months collecting feedback from residents as to what they want to see on the site. Groundbreakings 1. Google announced this week it has started construction on Phase I of its Mesa Data Center. Phase I consists of 288.5KSF in the Elliot Technology Corridor. At full build-out, Google’s investment will total approximately 966KSF and $1B. 2. Crews will begin work installing pipe on the first two miles of Mesa’s Central Mesa Reuse Water Line on July 24. Phoenix City Council has approved a $10.5M plan to extend 43rd Avenue from Dove Valley Road to Carefree Highway, partially in support of the $40B Taiwan Semiconductor Manufacturing Company development in north Phoenix. A statement from the Phoenix Street Transportation Department said: “The City of Phoenix will be the lead for construction of the 43rd Avenue extension, to ensure that it is built to city requirements. A three-mile section of Coolidge Avenue will receive improvements after securing $5M in state money to partially fund the project. Coolidge Avenue from Christensen Road to Clemans Road will be widened by four feet, including replacing the asphalt and putting guardrails in place at culvert crossings. The City of Coolidge requested $5.3M for the expected $8.7M project and received $5M. The remaining project costs will be the City’s responsibility. The Mesa City Council has approved a rezoning request from A New Leaf to begin a new $30M affordable housing development for seniors and veterans on its La Mesita housing campus at Main Street and Dobson Road. Phase 4 of La Mesita will complete the campus by providing 48 studios and six one-bedroom units connected to the larger site, which includes apartment residences and a temporary housing shelter. Property owner AZ MED CAP, LLC and developer Paul Alessio have plans to build a $40M, 180-unit apartment community on the six-acre site of the former Mesa General Hospital at 515 N. Mesa Dr. in Mesa. The hospital closed in 2008. After several attempts to salvage the decrepit building and find medical users failed, Mesa encouraged the developer to demolish the building, improve the surrounding buildings and solicit feedback for redevelopment. By Associated Builders and Contractors Construction industry employment increased by 23,000 in June, according to an Associated Builders and Contractors analysis of data released by the U.S. Bureau of Labor Statistics. Industry employment has risen by 198,000 jobs since June 2022, an increase of 2.6%, to 7.947 million. Nonresidential construction employment rose by 12,200 positions on net, with positive growth in two of the three subcategories. Heavy and civil engineering added 7,300 positions, while nonresidential building added an additional 5,400 jobs. Nonresidential specialty trade contractors lost 500 jobs on net.
