By BEX Staff for AZBEX The Buckeye City Council has approved a rezoning for Avilla Marigold, a 214-unit Build-to-Rent development planned by NexMetro Communities on 19.4 acres on the SWC of Jackrabbit Trail and Thomas Road. The requested rezoning changes the site from single-family residential to multifamily. The plan received a degree of neighborhood opposition, including concerns about water use, traffic and damage to neighborhood character, among others. NexMetro reported they have acquired assurance of a 100-year water supply and intend to address road issues affecting the community’s planned development around two-lane roads. Barclay Group has bought out the parcels at Gladden Farms Marketplace in Marana for $4.9M. The purchase features 9.65 acres with entitlements and improvements at Tangerine Road and Lon Adams. The seller was Weingarten/Kimco Realty Corporation. The overall Gladden Farms Marketplace will now feature a 125KSF Fry’s Food Store with a fueling center. The store is expected to break ground this summer and is targeting a Q3 2024 opening. The Fry’s was originally planned at 110KSF. Prime Phoenix will feature 210MW of critical power and 1.3MSF of space. The project will culminate in a sustainable, high-density data center campus designed to support hyperscale services providers, large Internet brands, global technology companies and the Fortune 500 enterprise. By National Association of Home Builders During its annual National Safety Stand-Down to prevent falls in construction, OSHA launched a new emphasis program “to reduce or eliminate workplace fall hazards associated with working at heights.” The program, administered by OSHA’s Directorate of Construction, went into effect May 1. OSHA noted in its program instructions, “Considering that falls remain the leading cause of fatalities and serious injuries in all industries, the agency has determined that an increase in enforcement and outreach activities is warranted.” The new emphasis program authorizes inspectors to initiate inspections whenever they observe someone working at heights. Barbara Ballinger, an industry reporter with a solid reputation, wrote in a May 1 article entitled, “April’s Apartment Rent Growth Hits Several Grim Milestones,” that apartment rents increased 1.7% in April.
