    Groundbreakings

    1. Phase II of Lucid Motor Company’s Casa Grande factory recently began vertical construction. The first phase was 1MSF. When finished, Phase II will total an additional 2.8MSF.

    2. Weitz announced it broke ground in early December on Raintree Drive Residential, a five-story, 192-unit multifamily development in north Scottsdale.

    3. The Empire Group of Companies started construction this month on The Village at Paseo de Luces in Tolleson at the NEC of 99th Avenue and Van Buren Street. It is the first build-for-rent community planned for Tolleson and is targeted to begin leasing in late 2022.

    Progress Reports

    4. Following a $7M federal cash infusion, design work is advancing. One project inside Flagstaff is the creation of four detention basins along the Spruce Wash channel. Elsewhere in Coconino County, design is progressing on a detention basin at Killip Elementary School and culvert improvements on Dortha Avenue.

    5. ElectraMeccanica Vehicles Corp. has issued a revised timeline for its 235KSF Mesa production facility. Company officials now anticipate construction completion and operational commencement in summer 2022.

    6. The final beam has been placed at the $243M, 198KSF Banner Gateway Medical Center in Gilbert.

    7. More than half the planned pavement has been put in place already in the Arizona Department of Transportation’s two-year, 10-mile improvement project for SR 77 in the Tucson area on Miracle Mile between Interstate 10 and Oracle Road, along with Oracle Road from Miracle Mile to Calle Concordia.

    Completions

    8. Community Preservation Partners has announced the completion of a $51M project to purchase, renovate and refurbish three affordable housing communities – Buckeye Villa (Buckeye), Morningside Villa (Phoenix) and Tempe Villa (Tempe) – totaling 170 units. CPP acquired the HUD Section 8 properties in February for $30M, bringing them into the Low-Income Housing Tax Credit program and deepening the affordability for another 20 years.

    9. P.B. Bell’s 215-unit, $49M Kalon Luxury Apartments in Norterra has finished construction and is now open.

    10. Exceptional Community Hospital-Maricopa has completed construction and opened to the public on December 22nd.

    11. The six-story apartment complex The Flin, at 110 S. Church Avenue, Tucson has finished primary construction and is already 20% leased. Approximately 120 units are awaiting finishing touches before the entire site is available.

    12. The 127.4KSF Fry’s Food Stores supermarket at 25105 E. Ellsworth Road in Queen Creek has finished construction. The store is expected to open on January 19th.

    13. The City of Surprise held a dual ribbon cutting ceremony on December 14th to mark the completion and introduction into service of Fire Station 304 and 308.
