Simon Med (as 101 W. Healthcare Subsidiary LLC) has proposed a mixed-use development with 239 apartments and 13KSF of commercial on 19 acres near the NWC of 99th and Glendale avenues.
The developer has requested a minor general plan amendment to entertainment mixed-use and a rezoning to planned area development. The location is currently designated as a planned commercial, business park and entertainment mixed-use.
According to the submitted project narrative, “Simon Med anticipates the development will be constructed in multiple phases. The multifamily residential component will be developed in two phases and the commercial development will likely be developed in a third phase. The northern portion of the multifamily component will be developed as Phase I while the southern portion of the multifamily component will be developed as Phase II. The timing of each phase will be determined by the market.”
The conceptual site plan shows a mix of 128 one-bedroom, 103 two-bedroom and eight three-bedroom units. Four residential buildings of four stories each are planned, with buildings A and B (Phase I) and buildings C and D (Phase II) each having their own four-story clubhouse with residential units above. Each pair would also have its own pool area.
The commercial component consists of a single 13KSF, one-story retail building.
Local news outlets report the Glendale Planning Commission recommended the requests for approval in its Aug. 22 meeting.
Operating as 101 W. Healthcare Subsidiary LLC, Simon Med is the developer. The design firm and land planner is TriArc Architecture & Design. Westwood is the civil engineer, and the project is represented by Burch & Cracchiolo, P.A.
