Developer Genterra Enterprises has announced plans for the Northern Arizona Technology Park, a multi-phase development near Flagstaff Pulliam Airport, which it says is, “Aimed at enhancing Flagstaff and the greater northern Arizona region.”
The project covers approximately 31.45 acres and, “Seeks to support the growing needs of the local economy by providing high-quality jobs and bolstering airport support services for Flagstaff Pulliam Airport, while respecting and preserving the region’s values and natural beauty.”
Being located at Flagstaff Pulliam Airport, Northern Arizona Technology Park will offer direct access to I-17, I-40 and 89A. The development’s goal is to introduce amenities for both travelers and the overall community, beginning with lodging and dining options.
The ground lease and development agreement approved by Flagstaff City Council in March prohibits residential uses and restricts short-term lodging, retail and restaurant uses to no more than 50% of the available area, with the remainder to be dedicated for research and development, manufacturing, logistics and comparable uses.
Under the agreement, Genterra will develop public infrastructure and will be required to complete a development plan within 30 months of the March approval. The agreement allows for the development to proceed in phases over the next 25 years.
In its announcement, Genterra said, “The initiative is committed to creating a substantial number of jobs during its construction phase while providing sustainable employment opportunities in subsequent phases.”
A September 2022 article in an Arizona news outlet reported the built area will total more than 750KSF.
In a follow-up email, Genterra officials told BEX Research staff no scope of work has been completed yet because every parcel in the development is build-to-suit. There is also no formal timeline. Additional information on the design and contractor firms is expected in the near future.
Genterra Enterprises President & CEO Tim Kinney described the project’s appeal, saying, “We are very excited to be working with the City of Flagstaff developing one of the best sites in northern Arizona for technology and hospitality industries to locate. The site is being developed in a professional park-like setting embracing the surrounding beauty of Flagstaff and views of the San Francisco Peaks. The Northern Arizona Technology Park will offer attractive, functional, sustainable buildings with greenspace and access to the Flagstaff Urban Trail System as well as Fort Tuthill Park within walking distance. On top of that, this Park will have immediate access to the Flagstaff Pulliam Airport terminal, Interstate 17 and Interstate 40. It’s a great location.”
