The Casa Grande City Planning and Zoning Commission will hold a first hearing this week to consider a request from IndiCap for a major General Plan amendment that would be the first step in developing Nexus Industrial—a 317.78-acre light industrial park near the NEC of Cottonwood Lane and Henness Road.
IndiCap wants the current General Plan category of Neighborhoods on 162.54 acres at the site changed to Commerce and Business to match the rest of the site and allow development under the same category for the entire site.
If the amendment is approved, the project will then have to go through rezoning from Urban Ranch to Planned Area Development.
According to the submitted narrative, “This Major GPA area is unfortunately without an assured water supply that would permit a traditional residential subdivision from acquiring a 100-year assured water supply. While residential is possible, only rental units can be considered. There are other residential rental projects in the area including Palm Creek Golf & RV Resort that is directly south, and a proposed 120-acre rental home project within Casa Blanca, a mixed-use project on the south side of Cottonwood Lane. The Project Team believes this creates a saturation level that limits any serious consideration for more rental units. This limitation has prompted Nexus Indicap, LLC (Nexus) to focus on an alternative land use.”
IndiCap (Nexus Indicap, LLC) is the developer and future owner. Gilmore Planning & Landscape Architecture is the land planner and landscape architect. CVL Consultants is the civil engineer. Traffic engineering is by United Civil Group.
This week’s meeting is for information and discussion only. The Commission will hold a second hearing May 4 to decide whether to recommend the request for approval by City Council.
