    Plans Unveiled for Hayden Station Redevelopment

    Developer George Oliver has unveiled its redevelopment plans for the landmark Hayden Station mixed-use property in downtown Tempe.

    Renamed as Arbor, the $41M experiential office project will include a $18M renovation that will transform the five-building campus into a one-of-a-kind office and retail destination, located in one of the nation’s most sought-after office markets.

    Under a design theme of “Urban Organic,” Arbor will balance a natural material palette and indoor-outdoor environments with an experience-driven amenity package that pays homage to its premier urban location. The approach will place a heavy emphasis on vegetation, add patios and convert courtyards into semi-private park settings with outdoor collaborative and break-out spaces.

    Arbor is located at 310 S. Mill Avenue, on the SWC of Mill Avenue and Third Street. The project was originally delivered to the market in 1986 as Hayden Station. Upon completion, Arbor will total 124KSF with four two-story, mixed-use office/retail buildings and a five-story office building with premier shared amenities.

    The Denizen amenity lounge will be situated at the project’s center, serving as a gathering area and concierge hub with collaborative seating, a test kitchen and cocktail bar, and virtual darts. Passing through The Denizen, tenants will arrive at the Arbor’s wellness center, featuring meditation pods and a fitness room complete with day lockers, Peloton bikes, cardio equipment, weights, saunas, towel service and spa-inspired showers.

    Outdoor amenities at Arbor will include a garden-style conference room for larger gatherings, cabanas for smaller breakout sessions, a rooftop networking patio, yoga garden, dog patio and game areas – all enhanced with hanging daybeds, fireplaces and seating.

    Other key project amenities include a 50-person indoor training room, mother’s room, secure indoor bike storage, a covered garage and surface lot parking.

    Renovations at Arbor will begin in Q4 2021 and complete during Q3 2022, with negotiations already underway for tenants looking to occupy office suites at Arbor as early as February 2022.

    The design and architecture for Arbor is being led by George Oliver Design. The project general contractor is Layton Construction. Leasing is being handled by Scott Boardman and Dave Carder of Cushman and Wakefield. Arcadia Management Group will serve as Arbor’s on-site property manager. (Source)
