    5-Story Adaptive Re-use Coming to Phoenix

    If all goes according to plan, a run-down office plaza at 40th Street and McDowell will become the areas latest adaptive re-use renovation.

    Applicant, Earl, Curley & Lagarde, P.C., on behalf of developer, Real Estate and More LLC, is requesting a rezoning of an approximately +/- 1.91-acre site at the northwest corner of McDowell Road and 41st Place, from the current C-2 zoning district to Planned Unit Development, to allow for an adaptive re-use conversion of an existing five-story office development into 40 East, a mixed-use urban development.

    According to the PUD narrative submitted to the Phoenix Planning and Zoning Commission on March 15, “The proposal seeks an adaptive reuse of the underutilized, outdated and derelict office building complex and surface parking with a thoughtfully designed 71-unit high end rental community, 10 office/retail units and a leasing office and community building.”

    The site currently consists of a five-story office building with parking around the north, east and west sides as well as a vacant one-story office building with no on-site parking or landscaping. This proposal looks to keep the five-story building with setbacks along the south, east and west sides, as well as the parking area and circulation.

    “The existing one-story building at the northeast corner of the property will be torn down and replaced with a pool, amenities, club/community building and leasing office. Subsurface parking will be provided for residential units, with additional perimeter surface parking provided for visitors,” according to the narrative. A new underground parking area is also expected to be provided.

    The five-story building use will be converted to an urban “building forward” design concept. “The use of off-sets, reveals and varied forms and material will create an attractive design for residents as well as those driving by the site.”

    All units will include patio space. Other amenities of the complex include a state-of-the-art fitness center, spa, outdoor barbeques, pool area and clubhouse.
