NSA Property Holdings has requested a Conditional Use Permit to expand their recently acquired self-storage facility at 16110 North 75th Avenue in Peoria. The existing facility has “seven storage buildings with 58,975 total net rentable self-storage square feet within 504 units on 3.17 acres,” and is operated and managed by Storage Solutions, which also designed and supervised the original construction in 1996.
The proposed expansion is “approximately 1.93 acres (and) is comprised of two parcels of vacant land and is considered an infill condition.” The proposed site has auto body repair shops to the east, the existing Storage Solutions facility to the north, and existing residential is located south, west, and north of the site.
The first parcel totals approximately 1.05 aces and is already owned by NSA Property Holdings. The 0.88-acre vacant parcel directly to the south “is currently owned by Sterling Collision Centers (who) has agreed to subdivide and sell the vacant portion of their property.” Both parcels are currently zoned as C-4, and self-storage facilities “are conditionally permitted within the C-4 zoning district, thereby requiring the applicant to obtain a CUP.”
The new building will be a two-story, 51KSF storage facility with 500 new air-conditioned storage units. “The existing storage units are metal buildings with roll-up doors” and only about 20 percent of them are evaporative cooled. A landscape buffer is planned to surround the portions of the site adjacent to residential areas.
Operating hours for the facility will be 7 a.m. to 7 p.m., 7 days per week. “Extended hours are available for approved business tenants from 5 a.m. to 10 p.m., 7 days per week. First responders and other businesses that require 24-hour access to their units will be approved on a case-by-case basis.”
The building includes a variety of material types, “including stucco and tile with storefront glass and sliding glass entry doors under the porte-cochere,” and painted in “earth tone colors to provide visual and textural contrast and appeal.”
The City’s Planning and Zoning Commission approved the CUP request at their April 5 meeting. This project has not yet been added to a City Council agenda.
Contacted by AZBEX staff on April 9, a representative of Storage Solutions said because of concerns about the recently imposed national steel tariffs, there is no timeline yet as to when or if the project will move forward.
