The single-family rental community development trend is growing in Arizona, from the “Bungalows” projects being developed across the Valley by Cavan Companies (AZBEX, Dec. 17, 2019), to the mass of Christopher Todd Communities developments, to the Cadence Multifamily project in Mesa, to be developed by GTIS Partners. These projects are meant to provide residents with a more single-family feel by being developed horizontally rather than vertically, with detached units, and providing benefits such as private backyards, while still including central amenities.
Hancock Communities is looking to add to the continuing growth by developing a single-family rental community at the SEC of Van Buren Street and 173rd Avenue in Goodyear, adjacent to the Loop 303 freeway.
The proposed property is split between the 19.46-acre north property and the 27.11-acre south property. The north property was zoned as part of the Christopher Todd Communities at Canyon Trails Planned Area Development; however, that project was canceled last year.
Hancock Communities is requesting a rezone to “amend the Christopher Todd Communities at Canyon Trails PAD to incorporate acres south of the existing PAD boundary into the PAD, update the regulatory standards to incorporate additional design guidelines, and rename the entire PAD to the Hancock at Canyon Trails PAD,” according to the staff report submitted to the City of Goodyear.
Goodyear’s Planning and Zoning Commission recommended approval at its public hearing on January 15th.
Hancock at Canyon Trails is proposed as a luxury 261-unit single-family for rent community comprised of one-story detached and duplex units. Floor plans will consist of 108 one-bedroom and 153 two-bedroom units with each unit including a small, private backyard.
The design theme for the project is planned as a mix of “Santa Barbara” and “Tuscan” style, with a minimum of three color schemes and four-sided detailing to add variety and interest. The development will also incorporate tile roofing.
“The buildings are grouped to create intimate courtyards, anchored by a shade tree to support healthy neighborhood interaction,” the project narrative states. “There is a main communal area for recreation central to the development consisting of community swimming pool and spa, a covered ramada, and turf for recreation.”
Other amenities include a 1.2KSF rental office, a 2.2KSF fitness center and garages for resident parking. A total of 578 parking spaces will be provided.
The project was also heard at Goodyear’s City Council meeting on January 27th.
