Plans for a new 203.4KSF residential mixed-use development to be located at the NEC of Smith Road and Apache Boulevard have been submitted to the City of Tempe.
The 4.09-acre property is within Tempe’s Eastline Village development site. Applicant, Gammage & Burnham P.L.C., on behalf of developer, Jones Multifamily, LLC, is requesting a General Plan Density Map Amendment from Medium to High Density, a Zoning Map Amendment to Mixed-use High Density, a PAD Overlay and approval of plans including site plan, elevations and landscape plan.
The project, called Blue at Eastline Village, is proposed as a four-story residential mixed-use development comprised of two buildings housing 187 dwelling units, and approximately 4KSF of commercial space. The housing will be a mix of 123 one-, 47 two- and 17 three-bedroom units ranging from 700 square feet to 1.7KSF. Nine units will be live-work, featuring 275 square feet to 345 square feet of office space, and will be located along the Apache Boulevard and Smith Road frontage.
According to the project documents submitted to the city, “The SWC of the building at the intersection of Apache Boulevard and Smith Road will feature a leasing office and co-working space totaling 3.8KSF in size, with associated outdoor patios fronting the street.” All dwelling units will also have a large patio/balcony space.
The mid-modern, contemporary design of the buildings reflects the aesthetic of the surrounding community through landscaping, signage, pedestrian connectivity, lighting and more, while conveying an inviting environment with a “vibrant street-front design that includes a large shade canopy with seating benches,” along Apache Boulevard.
A 6KSF resort-style amenity, including a pool and spa, barbeques, cabanas and lounge area will be located in between both buildings. Additional amenity spaces include a 2.6KSF gym/yoga studio and 1.6KSF indoor/outdoor gaming space. A 2KSF courtyard with garden beds will be provided at the west end of the property and a 4KSF dog park will be provided at the north end.
Blue at Eastline Village will include 220 parking spaces, including covered spaces, to be located behind both buildings and screened from street view. Visitor parking will be located within courtyards at the east and west end of the site along Apache Boulevard. 184 bicycle parking spaces will also be included.
The project is set to go before the City of Tempe’s Development Review Commission meeting on Tuesday, May 26th.
