Owner, Puppyfeathers Limited Partnership and developer, Metro Commercial Properties recently submitted plans to the City of Mesa for the third phase of the Metro East Valley Commerce Center development.
To be located at the NWC of Baseline Road and Horne Street, Metro East Valley Commerce Center III, “is ideally situated to provide commerce/manufacturing related employment uses adjacent to the U.S. 60,” according to the project’s narrative.
The development will consist of five buildings on 24 acres totaling approximately 406KSF, with a maximum building height of 56 feet. The buildings will be designed for office, warehouse and light industrial uses.
The five buildings will be separated into two properties. The South property will house four buildings totaling approximately 348KSF. Buildings A and B will be oriented to the north connecting to Metro East Valley Commerce Center II and will be larger spaces for industrial and manufacturing tenants, while buildings C and D will face Baseline Road and will be more for retail-based clients.
The North property will house one 58KSF building facing Auto Center Drive with a loading area in the back of the building.
The development’s design is consistent with the design for phases one and two, with some different elements including trellises, color palette and fenestration, “due to the importance of the Baseline frontage,” the narrative states. Eight-foot masonry walls will be constructed as screens between loading docks and the streets.
Phases One and Two
According to the narrative, the first phase of the project was built in 2015 and, “has served as the standard for premium industrial park development in the east valley.” The first phase consisted of four buildings totaling approximately 345KSF on 21.5 acres of land. (AZBEX, Jan 10, 2015)
The second phase included two concrete tilt-up buildings totaling 363KSF. Phase two began in 2018 and was completed in June 2019. It was “designed to reach a broader group of tenants.” (AZBEX, Aug. 24, 2018)
There are no plans to change the property’s light-industrial base zoning for phase three. Instead, the developer requests a new Planned Area Development overlay to address development standards on the entire property.
The project was heard at Mesa’s February 11th Design Review Board meeting.
