Representatives from Piper Plastics, Inc. made a presentation to the City of Mesa’s Design Review Board at its May 8 meeting regarding a proposed headquarters for the plastics manufacturing company. The subject site is a vacant parcel of approximately five acres at 4818 East Indigo Street within the Mesa Commerce Center Business Park.
The proposed development includes an industrial-use two story building with a total square footage of 86.5KSF broken down into 77KSF on the first floor with the second floor being 9.3KSF. The manufacturing space is 60.9KSF; the warehouse space is 14KSF. The office space is 2.1KSF and will overlook the manufacturing areas.
Piper Plastics is a manufacturer of “high tech plastic components…used in medical devices, aeronautical and transportation vehicles, [and] leisure equipment.” According to their website, Piper Plastics was acquired by Quadrant in April 2016, whose holding company is Mitsubishi Chemical Holdings Corporation.
The site has a side yard to the east side of the parcel, which is adjacent to other industrial properties. There is frontage on three sides of the site within the business park, Ingram Street to the north, 48th Street to the west, and Indigo Street along the south. The presentation indicates that “truck traffic is minimal and oriented towards the limited access cul-de sac” at the end of Indigo Street.
In addition to the structure, the site improvements “include landscaping enhancements, screened vehicular parking, and a screened and enclosed loading yard.”
The building’s exterior is designed as “concrete tilt-up walls, store front glazing, metal trellis with flat, (and a) wood panelized roof system.” Exterior colors are predominantly white with trim in shades of grey, and the storefront glass windows have an aluminum clear anodized finish.
At the time of the submittal, the documents indicate that “a preliminary site plan has been submitted and reviewed by the Architectural Committee,” and the plans being submitted to the City of Mesa for Planning and Zoning and Design Review meet the standards. As of press time Mesa’s Design Review Board has yet to post the minutes from their May 8 meeting.
