In its Jan. 9 meeting, the Pinetop-Lakeside Planning and Zoning Commission will consider a site plan and design review request from A-OK Builders to develop a 41.1-acre parcel at White Mountain Blvd. and Show Low Lake Road.
Rustic Pines will consist of 61 residential units for sale, 163 rental units and 2.58 acres of commercial space. The for-sale units will feature a one-car garage with additional driveway parking. The rental area will have a total of 357 parking spaces.
For-sale units will be available in two- or three-bedroom. The rental units are planned for a mix of 104 two-bedroom and 59 three-bedroom residences. The three-bedroom units will also have individual garages.
Planned amenities include a 3.9KSF clubhouse with a fitness center, men’s and women’s changing areas, a great room, a small group gathering area, a concierge station and a conference room.
The location had previously been part of the Apache Sitgreaves National Forest but was removed through a previous land exchange. The site was rezoned for light commercial use in 2019.
The development will include a screen wall and fencing along the southeastern edge, according to the staff comments and submitter responses. Plant screening will be installed on the eastern edge.
Construction is planned in a single phase, with infrastructure and roadway work to start first.
Town staff has recommended approval of the project with standard conditions.
The project owner is A-OK Builders. Urban Rural Design Studio is the architect. Landscape planning and project representation is by Norris Design, and Ardurra is the civil engineer.
