    Panattoni Planning New W. Valley Industrial Project

    Adding to its recent projects in Yuma and Surprise, Panattoni Development is proposing a new six-building industrial development totaling 955.5KSF on 62.66 acres of land in unincorporated Maricopa County/Glendale. The site is on the south side of Northern Avenue between Dysart and El Mirage roads. 

    Panattoni started its slate of projects in the Arizona market late last year with plans for a 274KSF speculative industrial development in Surprise. Earlier this year, the developer followed up by announcing plans for a 1MSF, four-building logistics and warehousing industrial park in Yuma.  

    The Plan of Development for the latest project proposal, Marbella West, will go before the Maricopa County Planning and Zoning Commission this week. According to the submitted conceptual site plan, the project site is divided into two parcels. Site 1, at 51.44 gross acres is planned for five buildings with the following conceptual footprints: 

    • Building 1: 51.3KSF, 
    • Building 2: 208.3KSF, 
    • Building 3: 203.1KSF, 
    • Building 4: 184.9KSF, and 
    • Building 5: 142.7KSF. 

    Parcel 2 (11.22 gross acres) will have one building of 165.3KSF. 

    The application seeks project approval under a Military Compatibility Permit, given the site’s proximity to Luke Air Force Base. Luke officials have reviewed the proposal and found it will not have negative impacts on the flights or base operations. As is standard in applications such as this, Luke’s representatives said in their statement that a “strong notification program on the part of the applicant is essential to inform potential occupants about Luke AFB operations.” 

    Development for the speculative project will be in one or more phases, depending on market demand. There is currently no annexation planned into either Glendale or El Mirage. 

    Panattoni is the developer. Ware Malcomb is the design firm. The project is represented by Tiffany & Bosco PA. County planning staff has recommended the proposal for approval with standard conditions.
