The Navajo Health Foundation – Sage Memorial Hospital is set to develop a new 176KSF campus in Ganado and has recently issued a Request for Proposals for an Owner’s Representative to oversee the project.
The project consists of a 95KSF critical access hospital replacement, a 41KSF medical office building and 40KSF of multifamily housing for staff.
The hospital will include an emergency department, diagnostic imaging, clinical laboratory, cath lab, physical therapy, medical-surgical acute care, intensive care unit, inpatient pharmacy and more.
The medical office building will house outpatient primary care and specialty care clinics, behavioral health, outpatient pharmacy, dental, optometry, renal dialysis, and business and administration offices. The multifamily housing will include one apartment building and a clubhouse.
Sage Memorial Hospital campus will be located on, “private fee simple absolute land” within the boundaries of the Navajo Nation Reservation in Apache County. According to the RFP, “the property is leased by the Navajo Health Foundation – Sage Memorial Hospital, Inc. pursuant to a lease with the Presbytery of Grand Canyon Corporation.” Approximately 14 acres of site work will also be provided for the project.
The ideal Owner’s Representative should have at least 10 years of experience in hospital/medial office projects exceeding $100M and 130KSF as well as experience in residential construction exceeding $25M and 40KSF. They will oversee the project and communicate with the selected design firm, Hoefer Welker, LLC, and general contractor, Layton Construction.
No pre-submittal meeting is scheduled for this RFP. All interested firms must submit their proposals no later than midnight on August 13th. A shortlist of applicants will be notified no later than August 20th and will be required to go through an interview process on August 27th. The awarded Owner’s Representative will be chosen on September 13th and, according to the RFP, “should be prepared to commence Owner’s Representative services no later than one week after notification of final selection.”
Construction of Sage Memorial Hospital is planned to begin this month with substantial completion in February 2023.
