    North Phoenix Biomedical Campus Takes Shape

    Investment in the North Phoenix Biomedical Corridor continues from both private industry and public agencies. Significant employers expanding their physical presence in the Corridor include Mayo Clinic, American Express, and Nationwide Insurance slightly to the East. North of the L101 freeway is poised to see significant future development activity as the City North parcel master plan takes shape.

    “The Mayo Campus at Desert Ridge is a major piece of the $3.0B in new bioscience and healthcare facilities under construction or in the pipeline for the next 18-months.

    Phoenix is looking at 4.4MSF of new primary research and care facilities and more than 7,000 jobs. Mayo Clinic is a major catalyst and a welcome expansion. Those numbers do not count medical office buildings and retail healthcare facilities.

    In the state of Texas in 2018, they built 4.1MSF of healthcare and medical office buildings. Compare that to the 4.4MSF of research and primary care underway for the City of Phoenix alone.” Chris Mackay, Director, Phoenix Community and Economic Development.

    Mayo Clinic Campus Expansion Plan Moves Forward

    In September 2018 Mayo Clinic announced a $648M expansion of their North Phoenix campus. Since the expansion was announced three significant projects have advanced: the Mayo Clinic West Expansion, the Mayo Clinic Main Tower Expansion, and a recently procured Research Education Building.

    The Main Tower Expansion project will add over 300KSF across four floors to the existing patient tower. Shepley Bulfinch and McCarthy Building Companies are handling the design and construction assignments. This phase is estimated to break ground in Q1 2020 and complete construction in Q2 2022.

    The West Tower project is a new seven story structure of approximately 585KSF to be built on the west side of the existing Mayo Clinic Hospital. HKS and DPR Construction will be leading the design and construction efforts respectively.

    Timelines for construction on the West Tower project and Research Education Building are not yet available.

    Additional space needs described in the original press release from September 2018 include a new central plant building, an underground patient parking garage, a new 1,600 staff parking garage, and a connecting tunnel.

    ASU Partnership with Mayo Clinic Targets ‘Advancing Research to Improve Human Health’

    Additionally, on the Mayo Clinic campus in North Phoenix is a current construction project, the ASU Health Futures Center, as part of the overall ASU Health Futures Center (formerly known as the ASU Health Innovation Center and the Health Solutions Corridor respectively). Dick & Fritsche Design Group (DFDG) and DPR Construction are handling design and construction services. That building should be complete in about a year according to ASU.

    “Development of a physical presence next to the Mayo Clinic strengthens our alliance and moves forward our shared goal of developing the next generation of trained and educated healthcare employees. As we continue to develop a physical presence we will coordinate as next door neighbors, creating a connection between the properties.” Rick Naimark, Associate Vice President for Program Development.

    ASU has 24-acres under its control and is expected to eventually develop between two to five buildings on the parcel. The University has a goal of obtaining more land, up to 200-acres, from the State Land Department when it becomes available. As of September 2019, there has been no movement to acquire additional acreage.
