Balmer Architectural Group, on behalf of owner, Hopewell Development, is requesting preliminary plat approval for site layout and building architecture for the development of two flex industrial buildings with office use at the NEC of Germann Road and Northrop Boulevard in Chandler.
The approximately 9.6-acre site lies within the Chandler Airpark Area Plan on the northwest portion and is zoned as Commercial/Office/Business Park.
The project, known as Hopewell Chandler Airport Center, is proposed as two, one-story concrete tilt flex buildings totaling 143.4KSF with a centralized screened truck yard shared between the two buildings. The development will allow for uses such as manufacturing, research and development and office.
Building A facing Germann Road, will be 68.6KSF, while Building B facing north will be 74.8KSF. Both of the buildings will have a maximum height of 45 feet, approximately 49 dock doors and will be designed with four complementary colors.
“Architectural façade elements such as glass entries with horizontal metal accents, metal soffit faces above glass and an articulated roof line,” the project documents state. “Walls will be concrete tilt panel construction with architectural scoring and contrasting colors. The buildings utilize a hybrid wood panelized roof with a reflective spray foam roof system.”
A total of 232 parking spaces will be included around the perimeter of the buildings with accessible parking scattered around the property. Each building will include four spaces of bicycle parking.
The project was approved at the City of Chandler’s Planning and Zoning Commission meeting on March 18th and has yet to go through City Council. According to the documents, “The project is anticipated to be complete with eighteen months of City approvals of the PDP applications.”
According to the developer and general contractor, Sun State Builders, in a phone call to BEX researchers, they are hoping to send out a request for sub bids in about two months and anticipating construction to begin in June or July. They have not heard anything yet about a delay from the owner.
