    New Housing for Tempe’s Broadway Road Corridor

    Quyp Development Services, LLC has submitted a rezoning request to the City of Tempe to build a multifamily development on the NWC of Broadway Road and Country Club Way, just a mile and a half northwest of the Arizona State University campus.

    The new four-story, 100KSF project will be built on 3.7 net acres. The site was once a landscape nursery, but now is the only vacant property in the area. A variety of commercial and light industrial spaces surround the site to the north and west. To the east are several multifamily projects of various densities. Commercial businesses border the site just south of the site, on the south side of Broadway Road.

    According to the proposal, the project will serve to separate “industrial development on the west from existing 2-story multifamily apartments to the east.”

    The Broadway Apartments, as they will be called, will consist of 90 units – 50 one-bedrooms, 36 two-bedrooms and four three-bedrooms. The development will offer seven types of unit plans. Each unit will also have a private outdoor space. The development will also feature resident amenities like a swimming pool, patios with barbeques and seating areas, a fitness center, a conference room and an indoor lounge area and turfed open space.

    The proposal states this project coincides with the Tempe General Plan 2040, which establishes this site as residential, with medium-to-high density of 25 du/ac. This development is not meant to displace any established projects, but to provide additional housing.

    “The development goal is to present a contemporary residential project that addresses the need for additional variety of residential projects in this expanding Broadway Road Corridor,” according to city documents.

    As part of a green focus, the developer states low-water-use appliances will attract professionals and young families to the new community, and the proposal also boasts a close proximity to Valley Metro stops.

    The site is currently zoned as General Industrial. The developer is requesting a change to Multifamily Residential, as well as submitting a request for a use permit to increase building height and Development review approval.

    This is the second project by Quyp Development Services in the East Valley. In June, a rezoning request was approved for a mixed-use development at the NWC of Crismon Road and US 60 in Mesa. That project will include hotel, restaurants, retail, office and medical office buildings. Quyp plans to market the property to businesses and may develop portions at different times. As of the end of June, a retailer was ready to develop there and a Hampton Inn was awaiting approval. (AZBEX, July 31)

    Quyp Development Services also has several projects in the works in the West Valley. The company is serving as the developer for the Plaza 91 retail project in Tolleson (master plan), Fairfield Inn & Suites in Tolleson (under construction), and the Springhill Suites (design), part of the Virtua 99th Mixed-Use Development (master plan) in Avondale. All the West Valley projects are owned by Virtua Partners.
