The Mesa Planning and Zoning Board approved two multifamily and one warehouse development, among others, despite opposition from some neighbors and community members.
The two multifamily projects both involve some of the final Killian Family citrus and beef farm parcels near Greenfield Road and Southern Avenue. The two developments will sit on approximately 24 acres.
The Multifamily Projects
Sparrow Mera Greenfield (also known as Mera Greenfield at Killian Farms) will offer 208 55-plus age-restricted units in a single apartment building.
Emblem Mera (also called Mera Greenfield Emblem) will be a 248-unit luxury apartment development with a dozen two- and three-story residential buildings, park areas, and a clubhouse and pool.
Nearby residents opposed the two multifamily developments and urged their rejection saying they did not fit in with existing large-lot custom homes in the area.
Other complaints included the long-discredited claim that rental properties increase crime, the desire for families instead of seniors and the desire for “stable neighborhoods.”
Project representatives countered by detailing the efforts the owner had undertaken to reduce the projects’ visibility. They also addressed the crime myth and the efforts to integrate the multifamily developments into the neighborhood.
Baseline Logistics
Baseline Logistics Park is a proposal from Hines to develop an eight-building industrial warehouse site on 50 acres south of SR 60 at Baseline and Recker roads in the Arizona Health and Technology Park.
A. T. Still University, one of the anchor tenants at the tech park, opposed the Hines plan, saying it would not fit in with the rest of the development and would destroy the campus feel of the site.
With the approvals from Planning and Zoning, the projects will now advance to Mesa City Council for final approval. (Source)
