The City of Mesa recently approved plans for a new 45.8KSF medical office building and clinic at its February 12th Planning and Zoning meeting.
The applicant and architect on the project, Surgery Center Services of America, on behalf of developer, LMAD Development LLC, requested site plan approval for the currently vacant +/-4.5-acre site at 143 S. 63rd Street, in order to construct the one- to two-story LMAD Medical Office Building.
According to the site plan submitted to the city, the project will be developed in two phases. The first phase consists of a 15.7KSF single-story building with an attached 2.9KSF lobby located on the north area of the building. Phase I also includes all site improvements. The second phase consists of a two-story building totaling approximately 27KSF and will be attached to the northern part of the lobby portion of the project.
The single-story building will be 22 feet high, while the two-story building will be 35 feet high. The building’s design is, “a contemporary design with mixed modern features and classical, CMU walls that reflects on the surrounding design styles,” according to the project documents. The architecture incorporates techniques such as, “pop-outs or pilasters or recessed features or other vertical relief elements minimizes flat walls on buildings.” The building entries will include covered canopies and mechanical equipment will be screened.
A total of 228 parking spaces will be provided on site. Access to the property will be from driveways on 63rd Street and 64th Street. Walls will be built to screen parking from the public streets.
According to the project documents, “The site plan and landscape plan provide an extended foundation base for a patient drop-off area along the west elevation of the entrance lobby of the proposed medical office and clinic building.”
The City of Mesa reviewed the project’s proposed elevations at its February 11th Design Review Board meeting. The project has not yet received City Council approval.
