Plans for the hotel portion of the 134-acre Cavasson mixed-use development located at the NWC of Loop 101 and Hayden Road have recently been submitted to the City of Scottsdale.
BRP Architects, on behalf of developer, Nationwide Realty Investors, has requested site plan, landscape plan and building elevation approval for the development of a 199KSF, full-service Hilton brand hotel on a +/-5-acre site at 7965 E. Cavasson Boulevard.
The project, to be known as Hilton Scottsdale North at Cavasson, is proposed as a six-story, 230-room hotel with 15KSF of meeting space, outdoor pool and full-service bar.
“The design of the structure reflects the dominant horizontal landforms of the Sonoran Desert and the southwest and incorporates natural stone with earth-tone colors and textures that seamlessly blend in with the local landscape,” according to the project submittal. “Prominent entry and roof deck features harken back to the McDowell mountains while promoting views of the mountains.”
Access to the hotel includes a drop off circle and covered walkway. According to the narrative, “Adjacent amenities include a 3,750-space, six-story parking structure that will serve the hotel as well as residential, retail and office uses.”
From Two Hotels Down to One
In June 2018, the City of Scottsdale and Nationwide Realty Investors entered into an economic development agreement that would provide Nationwide with certain infrastructure reimbursements for the construction of two Select Service Hotels housing a total of 260 rooms.
At the City Council meeting on December 4th, 2019, the City of Scottsdale approved an amendment to the agreement requested by Nationwide to replace the two Select Service hotels with one full-service hotel with a minimum of 230 rooms and 10KSF of conference space. Scottsdale approved the amendment.
According to the December 4th City Council agenda, “The revenue impact of the proposed amendment to a single Full-Service Hotel for hotel sales and lodging tax over the term of the 20-year agreement is estimated to be $19,406,834.”
The project needs Development Review Board approval; however, there are currently no meetings scheduled with the City of Scottsdale.
