The City of Goodyear recently approved a rezoning request for approximately 8.19 acres located east of the SEC of Bullard Avenue and McDowell Road in Goodyear, for the development of a new senior living community.
The request, approved at Goodyear’s June 24th City Council meeting, was to rezone the site from General Commercial to Multifamily with Planned Area Development Overlay.
The developer, Sparrow Partners, is proposing to develop a “high-quality, 180-unit multifamily community designed to accommodate active adult living with appropriate amenities.” The 55+ community will consist of 124 one-bedroom units and 56 two-bedroom units and approximately 243 parking spaces will be provided for residents.
Amenities for the Sparrow Senior Apartments will include a community clubhouse, fitness center, pickleball court, dog park, community garden beds, pool and two lawn areas. According to the applicant’s submittal, “The majority of the outdoor amenities are located within a large centralized courtyard, which will be convenient for residents and screened from off-site areas.”
The building will be four stories with a maximum height of fifty feet in order to allow for more open space for the amenities. A contemporary architectural design with complementary elements will be utilized throughout the development.
According to the submittal, “The proposed use is consistent with the character of the surrounding area and special attention has been given to the landscaping and architectural designs in order to create a high-quality attractive multifamily development.”
The development also requires off-site improvements, including driveways and sidewalks, along 144th Drive in order to allow access to the development.
Goodyear’s Planning Commission also recommended approval for the project at its June 12th meeting.
