Developer Jeremy Hall, a principal with Phoenix Interests, LLC, is proposing a 400-unit luxury rental complex for a 60-acre site in Fountain Hills.
Hall and his partner, Neil Ginsburg, held an open house for interested public at the Community Center on Monday, Feb. 25. Neighbors closest to the site received invitations to the event.
The site for the Daybreak project is located on the hillside previously approved for a conference resort on Palisades Boulevard just north of Shea Boulevard.
There will be entries to the site located where the existing road cuts off Palisades Boulevard.
The plan calls for 12 apartment buildings with garages, a clubhouse and a pool area. This section will be gated access only and includes approximately 270 units.
The project also includes a single apartment building with 130 units for age-restricted adult living. Amenities for this part of the project include a pool, cabana, bocce ball and pickle ball courts and a fire pit.
The current plan also includes a 30-unit building with assisted living apartments. Hall said they determined this was a need for people who live in the age-restricted building and want to transition without leaving the site.
Hall said they will seek to down-zone the property from the existing commercial to residential to accommodate the project.
