The Scottsdale Development Review Board will meet this week to discuss a 267KSF office and warehouse proposal on 16.7 acres in north Scottsdale’s Perimeter Center, adjacent to Princess Drive and Loop 101.
AZBEX first reported on the plan from Creation RE/PE almost exactly one year ago. (AZBEX; Feb. 20, 2024)
Over that time, plans have changed slightly, including minor alterations to the sizes of the four planned buildings. According to the latest site plans, there will now be one building of 101.8KSF, another of 54.3KSF, and two of 55.5KSF. The original plan called for one building of 101.2KSF, another of 54.6KSF, and two buildings of 55.9KSF each.
According to project documents, the location is one of the last remaining spots to be developed in The Perimeter Center and has remained undeveloped as there was no consideration for the drainage that comes into the site from a culvert system beneath the freeway. Creation intends to accommodate and pay for a drainage solution for the site and The Perimeter Center.
In the hearing this week, DRB will consider Creation’s requests for approval of a site plan, landscape plan and building elevations. Planning staff has recommended approval with standard stipulations.
AZBEX reached out to Creation representatives asking if there had been any challenges with the project or planning to cause the one-year gap between the submittal and hearing date but did not receive a response by press time.
Creation RE/PE is the developer. The site plans and elevations are by LGE Design Group. LGE Design Build is the general contractor. The landscape architect is Young Design Group, and the engineer is Hunter Engineering. Tiffany & Bosco, P.A. is the project representative.
