A new 418-unit multifamily residential development is being proposed for the NWC of Bell Road and the Loop 101 in Glendale.
Applicant, Tiffany & Bosco, P.A., on behalf of project and property owner, Glendale Bell 101 LLC, is requesting a General Plan Amendment from Offices to High Density Residential allowing 20-30 dwelling units per acre. They are also requesting rezoning approval of the approximately 16.1-acre site from Palm Canyon Planned Area Development to just Planned Area Development.
The Glendale Planning Commission heard and recommended approval for the GPA and rezone at its July 16th meeting.
The project, dubbed Evergreen Loop 101 & Bell Road, or Glendale Bell Apartments, will divide the 418 total residential units into 200 one- 194 two- and 24 three-bedroom units housed in a mix of three- and four-story buildings. The maximum building height will be approximately 52 feet.
The site plan shows onsite amenities such as a clubhouse and leasing office, dog park, two pool areas with seating/lounging spaces, a single-story cabana building facing one of the pool areas, pedestrian trails and open green space.
“The overall physical design of the Evergreen development is intended to foster connectivity, walkability, and relationship to the area character,” according to the project documents. “The open space locations will be located and oriented to provide patterns designed to enhance the walkability of the property and focus eyes on communal areas and to open spaces, creating a sense of place and security for the development.”
An ingress and egress drive will be located on North 83rd Avenue which will lead to the gated circular entrance/exit. A fire access gate will be located on West Bell Road.
A total of 840 parking spaces will be provided for the development, including 105 private garage spaces, 97 tandem spaces, 313 covered carport spaces and 325 open spaces.
The development still needs to go before the Glendale City Council.
