Nirvana Developers is proposing a 305-unit multifamily community on 10.18 vacant gross acres at the NEC of Broadway and Miller roads in Buckeye.
The developer has requested a rezoning of the site from Commercial Center to Residential Multifamily. Despite having commercial zoning in place for years, the site has remained vacant. By proposing the rezoning and multifamily development, Nirvana claims in the project narrative the planned community’s “close proximity to other commercial and residential uses… will complement and draw residents to this up and coming area.”
The narrative also says Nirvana at Miller will provide Buckeye with “an urban living experience” that “will be a catalyst for future developments and will result in positive economic activity throughout the area.”
As proposed, the living units would consist of two-story carriage units and centrally located apartment buildings of three-to-four stories.
Planned amenities include a clubhouse, pool and multiple common open spaces with smaller open spaces to provide a variety of potential social interactions.
Following meetings with area residents, the original plan was modified to include the construction of a six-foot privacy wall for three lots in the existing single-family development nearest the project adjacent to Miller Road and to lower the height of a building adjacent to Miller Road from four stories down to two.
Nirvana will also build a new local street with the project and complete improvements to Miller Road, according to the staff presentation.
The rezoning was recommended for approval by the Buckeye Planning and Zoning Commission in its July 11 meeting and approved by City Council on Aug. 1. A final site plan will be brought to Planning and Zoning prior to construction.
