Developer, Kentwood Ventures is looking to contribute to the ever-growing West Valley industrial market by constructing two new flex buildings at the SEC of 211th Avenue and Roosevelt Street in Buckeye.
A request was recently submitted to the City of Buckeye by Coe & Van Loo Consultants, on behalf of Kentwood Ventures, to rezone the 18.887-acre site from Single-Family 43 to Business Park District.
The property is located within the Buckeye Gateway Activity Center and near several master planned communities as well as the West-MEC Education Center.
The project, known as “Buckeye Industrial”, or “Buckeye Commercial”, is proposed as a new, two-building warehouse business park totaling approximately 249.6KSF. The industrial flex buildings will be used for multi-use tenants. Building A will total about 115.2KSF and Building B will total 134.4KSF. According to the project documents, 10 percent of the buildings will be reserved for office area, which will be a future tenant improvement buildout under a different permit.
“The buildings are tilt-up construction with hybrid steel joist/wood panel roof framing,” the documents state. “They have recessed and above grade docks located in combined dock area, that is screened by both buildings and site walls.” The maximum building height will be 42 feet.
Access to the property will be from two driveways. The first will be at west Roosevelt Street and the second will be at 211th Avenue. The developer intends to extend west Roosevelt Street from north Verrado Way to north 215th Avenue, as well as extend 211th Avenue south to the end of the frontage.
A total of 535 parking spaces are anticipated to be provided for the development, which includes 16 accessible spaces and two van spaces.
The project was heard at the City of Buckeye’s Planning and Zoning Commission on June 22nd. The development will be located near Verrado Logistics Center, a planned 642KSF speculative industrial distribution warehouse to be located at the MWC of Van Buren Street and 215th Avenue.
