    221-unit Apt. Complex Proposed for Kierland

    A Planned Unit Development proposal has been submitted to the City of Phoenix to develop a 221-unit luxury multifamily community in north Phoenix called LCG Kierland.

    The developer, Leon Capital Group, is planning to build the 6-story rental community at the southeast corner of 71st Street and Tierra Buena Lane.

    According to materials submitted to the Phoenix Planning & Development Department, the project “is focused on a ‘modern suburban’ feel, similar to the experience of Kierland Commons and following a development trend that has reinvented 71st Street with quality pedestrian edges, elimination of surface parking lots and an emphasis on the quality design that has visual interest at a walking pace.”

    Ground level will feature the main lobby of the complex, along with the leasing/management offices and resident mail center. A total of 110 parking stalls will be available at ground level but will be carefully screened by multifamily units fronting adjacent streets.

    “The resident dog park will be located at the eastern end of the project site on the ground level, adjacent to the residential parking area,” the narrative states.

    At basement level, the project will house a below grade parking garage with approximately 193 parking spaces – for a total of 303 parking spaces – and ancillary storage and equipment areas.

    The second level will consist of a clubhouse that opens up to a large podium deck to provide an indoor-outdoor experience designed for year-round use. Outside on the deck will have courtyard areas, landscaping, a pool and cabana with seating and sunbathing areas.

    “Dining areas have been designed to seamlessly connect residents and visitors to the pool area and resort like seating and lounging areas,” the narrative explains. “Adjacent to the outdoor dining and pool area, more central to the building, is an outdoor contemplation garden and yoga terrace featuring shaded seating, lounge spaces, festoon lighting, water and/or fire feature, and yoga deck.”

    A game garden with similar amenities will also be available on the second level.

    Levels 3-6 will consist of a mix of studio, 1, 2 and 3-bedroom apartments ranging from 572SF to 1,817SF. Each floor will house approximately 43 dwelling units. Each unit, with the exception of the studio units, will contain a private balcony.

    The exterior of the development will be a mix of materials including, CMU, expansive glass, concrete, masonry and non-reflective coated materials. The color palette will utilize the warm tones and modern highlights present in the Kierland area.

    “The architecture and landscape support the strong pedestrian connection to Kierland Commons along 71st Street by including shade, interesting vegetation and hardscape as well as an area of respite that encourages pedestrians to stop, rest and gather,” according to the narrative.
