A new 1.074MSF distribution warehouse building is being proposed for the NWC of Lower Buckeye Road and Miller Road.
LGE Design Build, on behalf of the owner, Creation RE, LLC, submitted plans to the City of Buckeye, requesting site plan approval for the two-phased project known as 10 West Commerce Park. The City of Buckeye approved the site plan at its January 12th Planning Commission meeting.
10 West Commerce Park will sit on approximately 76.35 acres and will consist of a one-story, cross-dock warehouse building with a maximum height of 45 feet. Phase one, which is currently the only phase shown in the site plan, will include approximately 862.6KSF while a future phase two will include approximately 211.2KSF. Loading bays will be located on the north and south sides and office/lobby portions of the building will be oriented toward Miller Road.
“The building design, colors and materials have a cohesive palette that maintains consistency throughout both the site and building elevations while complimenting the surrounding area,” according to the project’s narrative. “A nice color palate that blends the tenant identification with a classic but modern corporate elegance is displayed utilizing materials which include concrete tilt panels, form liner, low-E tinted glazing, and exposed steel.”
An eight-foot-high concrete masonry unit block (CMU) wall will run along the perimeter of the building, screening the semi-truck dock and parking from view. An eight-foot-high, decorative wright iron fence will run along the north side of the site. The future phase will include a guard house with operable wrought iron gates.
Access to the property will be from Miller Road. A total of 783 public and employee parking spaces will be provided along the north and east sides of the building. A total of 247 semi-truck parking spots will also be provided on the north and south sides of the building.
The project still needs to go before Buckeye City Council for approval. A development agreement between the city and LGE Design Build was approved by the City Council on December 15th, 2020. In an email to BEX researchers, Creation RE, LLC noted that construction is expected to begin early next month.

It isn’t being proposed. The whole building is already up and being painted. There’s also a sign for a future apartment complex nearby called the Buckeye 10 West.
We need a safeway or target on miller road. Walmart and frys on watson is not enough for the growth in buckeye.
Need stores near Tartesso and restaurants.
We need a sams club or safeway, gas stations on sun valley parkway for all our Tartesso Residents.shopping centers would be nice.
Markets, gas station, restaurants, convenience store is very much needed around Tartesso community. Watson Avenue location for these are very over shopped. Buckeye is growing so fast. Residents need more out in West Valley.
