New York-based, GTIS Partners is requesting a site plan review with the City of Mesa for the development of a new single-story, for rent community within the Cadence at Gateway Planned Community District.
The project, dubbed Cadence Multifamily, will be located on approximately 17 acres of undeveloped property east of Ellsworth Road and south of Ray Road, “along the eastern portion of Development Unit 1, Phase 1,” of the Cadence Community Plan in the southern portion of Mesa, according to the project’s narrative.
Cadence Multifamily is proposed as 195 single-story, for rent apartment homes consisting of a mix of one-bedroom duplex units, two-bedroom detached units and three-bedroom detached units. The gated resort‐style community helps provide a transition from more traditional single‐family developments located to the north and east.
Each floor plan for the development has two elevation styles, a Spanish Colonial and Desert Modern style, as well as two color schemes to provide potential future residents a greater variety of units to choose from. Each unit also includes a private backyard and some units will have a small covered patio.
Three large amenities are proposed for Cadence Multifamily. The first is at the center of the development which includes a leasing office, pool area with outdoor kitchen, shaded seating areas, small dog park, and lawn area with fire pit. The second is at the southeastern part of the project and includes two activity lawn spaces. The third is located at the northwestern edge and will consist of a larger dog park with shaded spaces and “terraced, stadium type seating.”
Primary access to the development will be located at Cadence Parkway between north and south roundabouts, and a secondary access point is planned for the southeast corner of the development. Approximately 411 parking spaces are planned, 48 of which are garage spaces.
The main entry is also designed as resort-style with palm trees, tiled columns and columns with planted pots.
“The vision of this development is focused on a cohesive approach to pedestrian connectivity and design character within the Cadence Community as well as addressing the internal vehicular and pedestrian circulation patterns that complement the proposed single‐story bungalow styled product,” the narrative states.
The City of Mesa heard the request at its January 14th Design Review Board meeting and its January 22nd Planning and Zoning Board meeting.
