A new commercial/light industrial development is being planned for the NWC of Dysart Road and Sweetwater Avenue within the Surprise Pointe PAD.
E&V Investments, LLC is requesting site plan approval of the 157KSF project, known as Ancona at Surprise Pointe 33. The approximately 27.16-acre site is currently vacant and is surrounded by other existing commercial/industrial buildings and a business park, as well as neighboring residential for the City of El Mirage.
Ancona at Surprise Pointe 33 will consist of two industrial buildings. The first will be an 84.3KSF spec commercial/light industrial building consisting of 12 spec suites, and the second will be 72.7KSF building consisting of 12 spec suites.
“Consistent with the existing architecture along Dysart Road, the buildings are concrete tilt panel construction with decorative masonry and metal accents, steel joists, and a hybrid roof system,” according to the project documents submitted to the City of Surprise. “The concrete tilt panels are offset to provide articulation in color and façade.”
The site plan also shows a large area for a possible future phase; however, only the two buildings are discussed in the planning and zoning documents provided.
Site improvements will include canopies, paving, sidewalks and landscaping. “Landscaping for the facility is comprised entirely of desert adapted low water use plant material that will complement the structure while providing an aesthetically pleasing environment for the commercial/light industrial complex,” the documents state.
Access to the development will be from two right-in/right-out driveways along Dysart Road, one of which will be adjacent to the existing retention basin. A total of 362 parking spaces will be provided, which exceeds the required 301 spaces.
The site plan approval request was reviewed by The City of Surprise Planning and Zoning Commission on January 7th. Rezoning for this project was approved by City Council on January 7th, 2020.
