1. Arcadia View Lofts in Phoenix was named the Grand Winner of the Build-to-Rent category in the 2024 Multifamily Executive Awards. The property was built by the Net Zero Energy real estate developer MODUS Companies.
Groundbreakings
2. Construction has begun on the Buc-ee’s on Bullard Avenue just south of the I-10 in Goodyear. The new 74KSF travel center is anticipated to create more than 200 full-time jobs. Currently, construction is focused on clearing the site for utility-work. The location is expected to open by the end of 2025.
Progress Reports
3. Two Tucson public works projects on the west side of the city have been shut down for months by state and federal authorities. The projects have been on hold since workers improperly dug through several known archaeological sites near the Santa Cruz River. One site held ancestral Native American remains. The violations occurred during improvements at Christopher Columbus Park and water utility work in 2021 for the planned widening of Silverbell Road. The Arizona State Museum issued the stop-work order for the park improvements on June 18. The Corps of Engineers suspended Tucson’s federal Clean Water Act permit for the road project on July 9. Both orders remain in effect.
4. Shorehaven — Silverstein Properties’ new three-tower, 722-unit, 1.3MSF development — will top out this week and is slated for completion in 2026. Clayco serves as the general contractor, DAVIS serves as the project architect and Katie Bowe Design serves as the interior designer.
5. Belgravia Group’s Portico, located within DMB’s One Scottsdale project, has surpassed sales expectations. It has been fully sold out since April, with first deliveries slated for this fall. The nine-building community features one- to-four-bedroom plans with approximately 2.7KSF of indoor-outdoor living space. Full completion of the project is estimated for spring 2025. KTGY is the architect.
Completions
6. Agate Construction announced the recent completion of the Chapman Ford Pro Elite Commercial Sales and Service Center in Scottsdale. The 11.5-acre facility is located at the Scottsdale Auto Show on the Salt River Pima Maricopa Indian Community. The 115KSF build-to-suit project was completed in 11 months. Agate Construction served as the construction manager at risk; Barry B Barcus Architects designed the facility, and Kimley-Horn & Associates served as civil engineer.
7. The Arizona Department of Transportation announced the completion of a series of highway improvement projects, which included rockfall mitigation in the area of the State Route 89A switchbacks in Oak Creek Canyon north of Sedona. Three ADOT projects allowed crews to remove loose material and stabilize a cliff face along the switchbacks where a rockslide occurred in March 2023, as well as remove a large rock overhang.
8. High Street Residential, a subsidiary of partners Trammell Crow Company,and PGIM Real Estate announced the completion of Huxley Scottsdale. The 192-unit multifamily development is located at 8555 E. Raintree Dr. in Scottsdale. The three-acre site already has leasing underway, with the first residents having moved into the building earlier this summer. ESG was the project’s architect of record and Weitz was the general contractor. Greystar is in charge of leasing and property management.
9. Kraus-Anderson Phoenix completed Virtuous Health’s new ambulatory surgery center at 610 E. Baseline Road in Tempe. The $3.2M build-out consisted of the demolition of the former 8.9KSF space to allow for the rebuild, which included two new operating rooms with associated infrastructure, as well as exterior improvements. The project was designed by Cotton Architecture + Design, and the property is owned by Community Healthcare Trust Inc.
