Groundbreakings
1. The Phoenix Theatre Company will break ground on a renovation project expanding the black box-style theater space from 250 seats to 500 seats next week. The expected cost is $30M and is anticipated to be completed in 2025. New features include a full fly loft, below-stage traps and a larger stage.
2. Evergreen Devco, Inc. is expanding into the industrial sector with their first project breaking ground in Surprise: a midsize spec building northeast of Litchfield Road and Peoria Avenue. The $15.5M project is being designed by Cawley Architects and is being built by Willmeng Construction. It should be completed in a year.
Progress Reports
3. Pima County’s Board of Supervisors awarded $2.1M in gap funding to Southwest Nonprofit Housing Corporation’s Rio Mercado. The $33.8M project is currently under construction and will deliver 107 units of affordable housing near Tucson International Airport. Another $500K in gap financing was awarded to the $19M Talavera Apartments, also under construction.
4. Five Star Development is still working to complete construction ontheRitz-Carlton Paradise Valley resort and residences and The Palmeraie retail center. A precise completion date has not been announced but was slated to open by the end of 2023.
5. City of Maricopa’s Pinal Regional Transportation Plan is nearing completion of the Sonoran Desert Parkway. After some difficulty with changing alignment to Ak-Chin casino’s entrance; some of the challenges were additional land acquisition, filling piping of the irrigation canal and working with land developers to redesign the plans.

6. Immedia opened a 14KSF Southwest Experience Center a two-story showroom, showcasing 52 different vendors including Clarius, Panasonic, Samsung and Forward Tilt. The showroom is designed to get clients a tailor-made blueprint for their office needs all in one location. The center costs about $20M with LGE Design Build and LGE Design Group acting as the general contractor and architect, while Stevens-Leinweber Construction and SPS + Architects handled tenant improvements and interior design.
7. Abrazo West Campus has completed a $9M expansion project that added a second Interventional Radiology suite and new space for hospital pharmacy.
8. Mark Taylor has completed their most recent build-to-rent community named Sierra Verde, offering two- and three-bedroom townhomes with attached garages in Surprise. These units average 1,331SF homes with shaker-style cabinets, kitchen island, gated micro patio entry and smart home technology.
