Groundbreakings
1. American Battery Factory, Inc. is looking to break ground in October on a 267-acre lithium-iron-phosphate battery cell plant site in the Aerospace Research Campus area in Tucson. The first phase consists of a 400KSF building.
2. Mosaic announced it has broken ground on Avilla Palomino, a new Build-to-Rent community in Glendale from NexMetro Communities. The project features 197 cottage-style units and will include one-, two-, and three-bedroom options in duplexes and single-family detached homes with private backyards and front patios, from 690 to 1,265SF.
3. Thompson Thrift has started construction on the first six acres of a planned 30-acre mixed-use development at Dove Valley Road near I-17. The first portion of the development consists of 35KSF of retail space. First tenants are expected in early summer 2024. Later development will include an 8.5-acre parcel featuring 224 multifamily apartment units.
4. The Arizona Department of Transportation will begin a widening project on John Wayne Parkway this fall from Smith Enke Road to just north of the city limits, a 1.3-mile strip. The project includes adding a third northbound lane, installing a curb, gutter, and sidewalk, rebuilding the existing median, pavement repairs and a northbound acceleration lane. Completion is slated for summer 2024.
Progress Reports
5. DraftKings Sportsbook will open this fall at TPC Scottsdale. The 13KSF retail sportsbook will have approximately 40 betting kiosks, a full-service restaurant and bar.
Completions
6. Arizona State Veterans Home, a 74KSF nursing facility in Flagstaff, has begun accepting admission for eligible Veterans, their spouses and Gold Star family members. The facility will provide 80 beds for long-term care and rehabilitation services.
7. SDB Contracting Services completed the CAN Community Health Clinic, a 6.6KSF renovation in Phoenix. The collaborative project team consisted of SDB Contracting Services, Groth Design Group and IMEG.
8. Vestar has completed Phase I of Vineyard Towne Center, a 23-acre retail center at 37666 N. Gantzel Road in Queen Creek. Sprouts will serve as the Phase I anchor tenant, with an additional 50KSF set to deliver by the end of 2023. Phase II will be anchored by a 145KSF Target that is planned to open in April 2025.
9. Willow 38, a MEB Management Services community developed by Raintree Investment Corp., recently welcomed its first residents. The development is located at 3842 E. Osborn Road in the Arcadia area of Phoenix and features 2KSF+ floorplans in three- or four-bedroom configurations.
10. The Arizona Department of Transportation has completed a project on SR 89 in Yarnell to enhance safety for pedestrians and drivers. The project consisted of adding a new lane configuration along a two-mile section to slow traffic and improve visibility.
