Groundbreakings
1. StarPoint Properties has begun construction on Dobson Station, a 245-unit community at 139 N. Dobson Road in Mesa. Completion is expected this year.
2. The Town of Gilbert could begin construction as early as this month on the $31M Guadalupe Road Reconstruction and McQueen/Guadalupe Intersection project that will improve Guadalupe Road between Arizona Avenue and McQueen Road. Construction is expected to take 12-14 months and will progress from east to west widening and rebuilding Guadalupe and ending with the intersection at Guadalupe and McQueen.
3. Phoenix Theatre Company announced it will begin construction in August on the $30M expansion of its Hormel Theatre space. The project will double available seating from 250 seats to 500. Completion is expected at the end of 2024, with a grand opening planned for spring 2025.
Progress Reports
4. Family Development held a ribbon-cutting ceremony for the leasing office and two model units at Town Surprise, a 114-unit townhome development in Surprise.
5. The Sonoran Desert Parkway road project in Maricopa is expected to finish in late summer or early fall. The Santa Rosa Wash Bridge has been paved, with one lane in each direction to the north. Paving Porter Road and installing guardrails is ongoing, and landscaping and beautification is expected to begin soon.
6. P.B. Bell has announced status updates and expected completion dates for seven multifamily developments it has under construction in Arizona.
- Solace at Ballpark Village, Goodyear, 211 units, pre-leasing;
- Inspiration, Cottonwood, 192 units, pre-leasing;
- Weylyn, Phoenix, 308 units, early 2024;
- Marketside Villas at Verrado, Buckeye, 150 units, early 2024;
- Moxie Luxury Apartments, Gilbert, 205 units, mid-2024;
- Everly at Morrison Ranch, Gilbert, 236 units, mid-2024;
- Legado, Prescott Valley, 329 units, late 2024.
7. The 209-acre Rockin’ River Ranch State Park near Camp Verde is expected to open in the fall or winter. Phase 1 will include a small visitor center, parking, walking trails, picnic tables and restrooms.
8. In addition to the Sonoran Desert Parkway, three other major projects are making significant progress in Maricopa.
- Lakeview Park: After experiencing delays due to the availability of electrical panels, Lakeview Park is moving forward. Field lighting is in place and the restroom building is nearly finished. The parking lot is framed, fencing for the sport fields is in place and sidewalks are poured.
- The continuous pour slab is in place at the Municipal Court Building and wall support beams will be going in soon.
- The new Maricopa Police Department Building has all walls up and the steel room support beam installation is nearly complete. The parking lot is in development, and shade structures and utilities have been put in place.
Completions
9. CapRock Partners has announced the completion of the five-building, 2.5MSF Phase I of CapRock West 202 Logistics industrial development at 59th Avenue and Van Buren Street. At total project completion, CapRock West 202 Logistics will offer 3.4MSF on 183 acres, making it the largest industrial development in Phoenix history and the first large-scale industrial complex to arrive along South Mountain Freeway (Loop 202). Colson Group USA is the first tenant to commit to CapRock West 202 Logistics and has signed a lease for 118.8KSF.
10. A ribbon-cutting and campus tour was held earlier this month for the recently completed Somerton High School.
11. The two-story, 60KSF Foothills Medical Plaza has opened its emergency department and ambulatory clinics on South Frontage Road in Yuma. Future additions will include primary and pediatric care, women’s health, imaging, a pharmacy and other services.
12. HonorHealth recently held a ribbon-cutting ceremony and opened HonorHealth Complete Care in Paradise Valley. The $20M facility at 5316 E. Shea Blvd. offers a dual care retail model with a full-service emergency room and urgent care under one roof.
