Groundbreakings

1. Willmeng Construction has broken ground on a 110.1KSF self-storage facility for Garrett Development Corp. in Peoria. Designed by RKAA Architects, the project includes 1.1KSF of office, 53.9KSF of first-floor storage and 55.1KSF of basement storage. The site sits along Lake Pleasant Parkway in a county island. Work is scheduled to finish by Q3 2026.
2. LivAway Suiteshas broken ground on a 126-room extended-stay hotel at 1680 E. Tucson Marketplace Blvd. in Tucson. The four-story project is the brand’s first in southern Ariz. and fourth in the state. West77 Partners acquired the 3.2-acre site in June for $2.2M. VOLK Company represented the seller in the deal. The project is expected to open in summer 2026.
3. Arizona Department of Transportation has started a $27.5M pavement improvement project on 13 miles of US 93 northwest of Wickenburg. Work includes asphalt replacement, guardrail upgrades, bridge deck repairs and new pavement markings between mileposts 172 and 185. Completion is expected in spring 2026.
4. A planned two-month closure of the eastbound Loop 202 off-ramp at Alma School Road in Chandler has been postponed. The closure was part of the ongoing $200M widening project between Loop 101 and Val Vista Drive in the Southeast Valley. A new closure date has not been announced.
Progress Reports

5. Not two months after breaking ground, crews have poured the first of five piers for the Water Education Center, a future public facility spanning the CAP canal in north Phoenix. The milestone involved more than 50 cubic yards of concrete. M.A. Mortenson Company is the general contractor, with design work by Jones Studio and Aldrich Pears. The project is scheduled to open by the end of 2026.
6. Phase II of Cottonwood’s Main Street Improvements Project is underway, following the completion of storm drain upgrades in Old Town. Current work includes asphalt removal and replacement between the city limits and Cactus Street, with lane restrictions and intersection closures in effect. The four-phase project began in June and is expected to finish in early October.
7. Flagstaff Shelter Services has received a $200K grant from the Arizona Housing Fund to help complete renovations on The Lantern, a former motel being converted into 103 units of non-congregate shelter. Construction began in 2023 and is advancing on interiors and exterior walkways. The project is expected to be completed in October.
Completions
8. Sunbelt Holdings, in partnership with Rockpoint, has opened The Hillburn, a 283-unit Build-to-Rent community in north Phoenix’s Sonoran Foothills. The 32-acre project includes a mix of townhomes between 1.7KSF to 2.3KSF and single-family detached homes from 1.3KSF to 2.3KSF. Mosaic served as the general contractor, and the first homes were completed in May. The parcel was acquired in 2022, and leasing is now underway on Sunbelt’s first BTR development.
9. Pima Unified School District has completed its new high school campus across U.S. Highway 70 from the Pima Speedway, with classes set to begin Aug. 6. The move enables repurposing of the former campus for Little Riders Academy, an early learning center, and EAC at Pima, a 12KSF career education facility leased to Eastern Arizona College. A ribbon cutting is scheduled for Aug. 15.
10. LGE Design Build has completed Warren’s Supper Club in Chandler. The project transformed a 6.9KSF abandoned restaurant into a new nightlife venue.
11. LGE Design Build has completed the Brunch & Sip restaurant in Phoenix, converting a 3.3KSF former office into a two-story dining space with a commercial kitchen, bar and outdoor patio.
